This article is devoted to topical issues of cadastral valuation of land in the composition of horticultural and gardening associations of the Novosibirsk region. The main factors affecting the specific indicator of land cadastral value (KSZ) are presented.The results of 2 stages of the cadastral valuation of land for horticulture and horticulture as of January 1, 2008 and January 1, 2013 are considered in detail. To determine the deviation of the average value of the cadastral value of land plots, a comparative analysis of specific KSZ indicators for 23 municipalities of the Novosibirsk region was used. The findings suggest that the cadastral value of land is greatly influenced by the location of gardening and gardening associations, distance from the city, transport infrastructure, soil quality and access roads.
