The implementation of land use regulations oncommercial property development is extremely importantbecause of benefits abound in it for the society. Ilorin thecapital of Kwara state, Nigeria is experiencing influx ofmany residents which gave rise to series of urbanchallenges. This paper appraised the implementation ofland use regulations on commercial property developmentin Ilorin, Nigeria. The study adopted survey researchdesign and census method was adopted for the commercialproperties and Estate Surveying and Valuation firms inthe study area. Questionnaires were distributed to 26practicing Estate firms in Ilorin Kwara State, 110 and 39selected landlords / occupiers of commercial properties inGambari-Ipata-Emir’s road and Government ReservedArea in Ilorin, Nigeria. Out of which 24 questionnaires(92%) and 110 (100%), 36 (92 %) were returned andfound useful for the study. Data collected were analysedusing descriptive statistics of cross tabulation andinferential statistics of Independent Sample t – Test andtest of hypothesis. The research revealed that the p-valueswere all greater than 0.01 which led to the acceptance ofnull hypothesis that the level of implementation of land useregulations on commercial property development does notvary in the study area. The study conclude that there werehindrances to effective implementations of land useregulations on commercial property development acrossthe study areas, and if not corrected will continue to affectthe welfare of the citizens, ease of commercial activities,will lead to falling in commercial property’s rental value,falling in urban aesthetic value, and an increase inexternalities. The study recommended proper governmentintervention in providing better resources to improve thelevel of monitoring and enforcement of land useregulations on commercial property development.
