Considering the author’s experience gained as a result of the review of appraisal and cost assessments conducted by both qualified appraisers and current experts, the following questions are proposed in the article for consideration:
• We consider “gaps” in the legislation regulating expert activity;
• We accumulate errors in the conclusions of experts of the appraisal and value examination, which allow them to be “broken up" in court;
• We develop recommendations for avoiding the risks of making mistakes in the production of valuation and valuation expertise;
• We are considering the possibility of developing a risk management system and monitoring the production of cost-based expertise.
