The article discusses the basic prerequisites for the emergence and development of ecological settlements, analyses the concepts of eco-settlement and sustainable development. As a result of the analysis of literature sources, the basic principles of eco-settlement’s design were identified: the principle of ecological functioning, the principle of using traditional building materials, the technogenic principle and the principle of sustainable transport development.
