The cadastral valuation of land plots is carried out as a state measure, since it is the basis for the regulatory and information support for the regulation of land relations of owners, landowners and land users with the state regarding the use of the lands provided to them and payment for land. The article discusses the process of calculating the cadastral value using factor analysis by the method of principal components, namely, the transition from the initial pricing factors to hidden factors. To identify the most accurate result, the standard model was applied, where pricing factors are used. The results obtained are reflected in the graph, which demonstrates the main advantage of the applied method.
