Les premiers immeubles d’appartements de Montréal, 1880–1914. Un nouveau type d’habitation

Cet article examine l’émergence et l’évolution des immeubles d’appartements dansles parties centrales de l’île de Montréal de 1880 à 1914 alors que l’urbanisation,l’industrialisation et les transformations du territoire et de ses habitants occasionnentleur développement. Cette mise en contexte sert de toile de fond au coeur de l’article où lecorpus de 218 immeubles d’appartements a été divisé en trois phases permettant d’examinerl’évolution de ce nouveau type d’habitation. La première phase, les prémices et lesbalbutiements, se déroule de 1880 à 1904. Elle est caractérisée par le passage de l’hôteld’appartements à l’immeuble d’appartements, par un nombre limité de constructions dans unterritoire restreint et par une volonté d’expérimentation. Entre 1905 et 1909, durant ladeuxième phase de développement et de construction, beaucoup plus d’immeubles d’appartementssont érigés dans un territoire plus étendu et les modèles se diversifient. Finalement, latroisième phase, de 1910 à 1914, voit un nombre toujours plus élevé de constructions dans unterritoire toujours plus grand et la consolidation des modèles développés dans la phaseprécédente. Cet article s’intéresse également à trois modèles d’immeubles d’appartements quise démarquent par leur taille, leur forme de plan au sol et le degré d’ornementation, ets’imposent pour l’ensemble du territoire et de la période étudiée. Pour terminer, l’articlebrosse le portrait des caractéristiques tout en étudiant quelques bâtiments qui serventd’exemples.This paper examines the emergence and the evolution of apartment buildings inMontreal from 1880 to 1914. The study of Montreal’s first apartment buildings is set withinthe broader context of the city’s rapid economic and social growth during the latter decadesof the 19th century and the years preceding World War I. It is against this backdrop ofurbanization, industrialisation and territorial expansion that the evolution and thecharacteristics of this new type of residential building are examined. The detailed analysisof 218 buildings shows that the history of Montreal’s apartment buildings can be dividedinto three distinct phases. The first phase, from 1880 to 1904, was marked by a shift fromthe apartment hotel to the apartment building, a limited number of new constructionsconfined to a small geographical area and a will to experiment with different architecturalforms. During the second phase, from 1905 to 1909, the number of buildings grew, new typesof apartment buildings were developed and they spread to a greater number of neighbourhoods.During the final phase of construction, from 1910 to 1914, the apartment building continuedto grow in popularity, conquer new city spaces and the range of building types stabilized.This paper also argues that three specific types or models of apartment buildings dominatedthe Montreal’s market between 1880 and 1914. These types can be differentiated according totheir footprint, height, and degree of ornamentation. Each of these types is examined andrelevant examples are provided
