The investigation was based on the Land Registry of the Registry Office of Trujillo. The objective was to prepare a draft amendment to the General Regulation of Public Registries to apply the suspension of the term of the presentation seat when the title presented has no defects, and improve the procedural economy in the registration procedure. Methods of the theoretical and empirical level were used with statistical analysis. As a result, the delaying effects generated by the simultaneous application of the suspension with the extension due to observation and / or liquidation of the pending titles were demonstrated, in the term of registration of the subsequent titles without defects, pending payment rights, or obstacles to your registration; Therefore, it was concluded with the formulation of a proposal for regulatory modification that differs the application of the suspension when it concurs with a cause for extension by observation and / or liquidation.
