One of the major developments in real estate finance during the 1990s was the emergenceof a viable market for commercial mortgage backed securities with the dollar volume ofsecuritized commercial real estate loans growing eleven fold during the 1990s. This growth hasspurred greater interest in empirical and theoretical research on commercial mortgage default andprepayment.
