Planning cities in the traditional way is a long and inflexible process. New peer-to-peer technologies reveal the limits of the current land-use planning system in the Czech Republic. The paper deals with the question of whether it is possible to create a concept of flexible spatial planning in which inhabitants have a real influence. The inductive and qualitative research method maps the anchored theory of communicative planning. Detailed research into the theory of communicative planning sets out the main elements that form the foundation for the concept of peer-topeer decentralized planning documentation.
