The aim of this article is to conduct a comparative analysis of the procedures of the environmental impact assessment, as well as the evaluation of the influence of construction projects on the Natura 2000 areas. The first procedure precedes the issuing of the “building” decisions for construction projects that may have a significant impact on the environment. The second is required before issuing the acceptance for developing the construction projects in the Natura 2000 areas or in their vicinity. Both procedures are critical to determining the time of construction project preparation. However, they show essential differences in terms of the aim, range, methodology, and subjects responsible for their accomplishment. A bibliographical query was carried out to show the lack of a generalised scheme of the impact assessment pertaining to the construction projects on the Natura 2000 areas, which makes it difficult for investors to understand it. The sequence of actions required while accomplishing such assessment presented in the article was compiled with a detailed description of phases and stages of “classical” environmental impact assessment may help the investor to understand its particularities and constitutes a piece of advice for developing a detailed algorithm of dealing with a given case.
