都市経済 システ ムの解析 において地 価の評価は重要 な要素 である.一 般 に地価 はその上 に建て られた住宅 から得 られる利潤 をもとに算 出 され ると考 え,現 在 ま で に種 々の地価評価モデルが提 案 されてい る1),2) . Sweeney1)は 住宅の質は時間 とともに減衰 し ,最 適 な連続 補修投資を行 った と き得 られ る利潤と して地価 を評 価 している.し か し連続 な補 修投 資はマク ロモデ ルとしては適 当として も,ミ クロモデルとしては不適 当であ る.そ こで本稿で は定期 的な不 連続 補修投資 を 行 う ミクロモデル を提案 し,そ の最適 補修投 資計画 を 導 く.つ づ いて家賃が時間 とと もに上 昇す ると き,地 価が最 適な補修投資,住 宅建設 のための初期 投資,お よび遊 休期間 の三つの要素か ら成 り立 つ ことを示 す.
