Cet article vise à tracer un bilan de l’expérience québécoise en habitation communautaire (coopérative et associative). Une première partie brosse un portrait actuel du secteur. Une deuxième partie présente l’analyse des innovations sociales portées par ce mouvement, qui concernent les rapports de production, de consommation et de gouvernance du logement social. Ces innovations participent d’un modèle de développement qui se caractérise par une gouvernance distribuée en réseau et marquée par des relations partenariales avec l’État. La troisième partie présente certaines des retombées du logement communautaire et expose quelques défis auxquels se confronte maintenant le secteur. La conclusion revient sur les valeurs qui ont animé le mouvement au cours des trente dernières années et qui sont toujours d’actualité.This article assesses the (cooperative and nonprofit) cohousing experience in Quebec. The first part sketches a portrait of the sector today. The second part examines the social innovations introduced by this movement, which concern the relations of production, consumption and governance in social housing. These innovations are part of a development model that features decision-making through networks and partnerships with the state. The third part presents some of the benefits of cohousing and highlights some of the challenges now facing the sector. The conclusion returns to the values that have driven the movement over the past thirty years and that are still relevant today
