En raison du libre accès à la terre qui caractérise la Nouvelle-France, l'historiographie a hâtivement conclu qu'aux XVIIe et XVIIIe siècles, la terre ne constituait pas un enjeu social majeur. Or, s'il semble vrai que le sol a été distribué de façon plutôt égalitaire, rien ne prouve qu'à moyen terme, la situation n'ait pu évoluer vers une répartition foncière moins uniforme. La question de la propriété foncière mérite donc plus d'attention qu'elle n'en a reçue jusqu'à maintenant. Ce texte propose d'abord une critique des sources disponibles pour étudier ce problème et un exposé de la méthode à suivre pour en tirer partie. Il présente ensuite les résultats d'une étude de cas réalisée dans la seigneurie de l'Ile-Jésus. Cette enquête montre que, tout au long du XVIIIe siècle, la propriété paysanne conserve sa prépondérance et que, malgré une tendance au morcellement, le sol se répartit de façon plutôt égalitaire. Cependant, l'examen de la mise en valeur des propriétés révèle qu'au delà de cette apparente uniformité, il existe une hiérarchie entre les propriétaires. Certains exploitent plusieurs dizaines d'arpents productifs alors que d'autres ne disposent que de quelques arpents défrichés. Si l'accès à la terre est libre, l'accès à la terre productive ne s'obtient qu'à force de travail et d'investissements. Or, tous les paysans n'ont pas la même capacité productive. L'étude conclut donc qu'en période de colonisation, le libre accès à la terre n'implique pas nécessairement l'homogénéité de la paysannerie.Because land was freely available in New France, historians have all too quickly concluded that during the seventeenth and eighteenth centuries the ownership of land did not constitute a major social preoccupation. Even if, at a glance, land was initially distributed rather equally, however, this situation may not have been maintained over the longer term; greater inequalities in ownership may have evolved over time. Thus the issue of land ownership deserves more attention than it has been given. This paper proposes a three-part examination of this problem: a critical survey of the available documentary resources, a review of possible methods to deal with these sources, and finally a case study of a single seigneury, Ile Jésus. This study shows that, during the eighteenth century, land ownership by the peasants remained the norm and, in spite of a tendency towards the breaking up of estates, land ownership was still fairly equal. An examination of individual estates reveals, however, that a hierarchy existed among land owners in spite of this apparent uniformity. Some farmed several acres of productive land, while others had only a few acres of cleared land. Even if land ownership was open to all, access to productive land only came with work and investment in equipment. Yet all peasants clearly did not have the same productive capacity. The study concludes that, during a period of colonization, free access to land did not necessarily imply an economically homogeneous peasantry
