This paper describes how New Urbanism, an urban design movement, has been proposed as a solution for sprawl, traffic congestion, lack of affordable housing, and a lost sense of community. Developments that purport to embody New Urbanist design principles are being built at numerous locations in the United States. The objective of this paper was to evaluate the feasibility of implementing New Urbanist measures in a “real-life” neighborhood, based upon public acceptance, economic viability, and impacts on travel behavior. One survey revealed significant community opposition to two major tenets of New Urbanism – high residential densities and the mixing of land uses. A market analysis was conducted to evaluate the neighborhood’s ability to support economically viable nonresidential land uses. The analysis found that high residential densities are required to support a good mix of land uses. If adequate densities cannot be achieved, neighborhood businesses would need customers from other neighborhoods to remain viable. Hypothetical conversions of the neighborhood into a New Urbanist neighborhood were modeled using the four-step travel demand modeling process. The results of the travel demand model showed no significant changes in travel patterns at both the county and neighborhood level. Surveys in another established neighborhood revealed similar lessons regarding business viability and travel behavior.
