The COVID-19 pandemic has hollowed out corporate officespaces in large US metropolitan centers, resulting in threepotential downstream differential impacts: (1) on places, asdemand for urban office spaces, commercial real estate,and housing have changed; (2) on profits, as small andlocal businesses in proximity to these office spaces dependon office workers and other foot traffic; and, (3) onpeople, as the livelihoods of many diverse but historicallymarginalized communities have been disproportionatelyaffected. In this article, we examine these impacts, withdowntown Seattle used as a case study to validate someurban trends. In leveraging data and technology-basedapproaches to assess and support urban vitality and equitygoals, policymakers can explore the value of a Main Streetdata-driven analytical framework. Here, we explore how sucha framework can support more targeted responses, including implementing technology policy initiatives that increasethe digitalization of Main Street businesses and supporttheir resilience. Complementing this data-driven framework,institutionalizing equity analysis in regional decision-makingsystems can better account for differential impacts onvulnerable communities to implement more inclusive futureof work recovery strategies.
