The term pathology for civil engineering is the study of problems that impair the durability and well-being of a building, such as cracks, fissures, mold, etc. Thus, pathological studies seek to identify the cause and origin of a certain problem, to combat any deficiency, using technical knowledge, manpower and appropriate materials for this. The present work is a qualitative research that aims to identify and analyze the pathological manifestations of greatest incidence on the facade of the Castelo Branco building of the Federal University of Maranhão, in order to point out the problems and avoid the compromise of the building’s lifespan. To identify pathological manifestations, a visual and photographic survey was carried out, together with the application of a checklist to the technicians responsible for the building. We emphasize that the most incident pathological manifestations were stains, mold and mildew in relation to the other identified manifestations, possibly caused, mainly, due to the presence of humidity; in addition, we also mention the problems related to the adjustments of piping and wiring performed incorrectly. Therefore, it can be concluded that it is necessary to accompany technical civil engineering professionals in all stages of the work, from design to maintenance, in order to mitigate the presence of potential pathologies and the involvement of buildings by diseases that may compromise the quality, functionality and lifespan of buildings.
