Purpose – the purpose of this article is to present functioning of the residential community and its financial settlements. Property management includes manager duties and financial settlements for the property. Off-balance sheet cost records allow to determine whether the community is well managed. This paper uses a descriptive method and analysis of data provided by residential communities managed by the author. Design/Methodology/Approach – this paper uses a descriptive method and analysis of data provided by residential communities managed by the author. Findings – due to the fact that the current financial regulations do not contain the form of report submitted to the owners of the premises the article presents a report template that can be used by residential communities. The template was prepared by the author and as practice shows it has been well-received by the owners who do not have accounting knowledge. Originality/Value – establishing a template with financial information containing basic information about expenses and income to maintain common area with its potential use in practice.
