This paper evaluates the changes in housing affordability, transportation affordability and job accessibility within the Metro Green Line corridor between 2000 and 2010. The objective is to determine whether the changes that occurred in these variables could be linked to the progressive transformation of the corridor over time into a transit-oriented district (TOD). This study evaluated the conditions within the corridor defined by a one-mile radius of station areas. A mile radius buffer was chosen to fully capture the spacing between the stations linearly and to define the corridor’s primary area of influence. Trends over the decade revealed that the corridor saw shifts in demographic composition, growth in job and housing densities and increases in the cost of housing. It was apparent that the corridor has not yet fully developed into a location-efficient environment over one decade to produce conclusive findings on TOD effects. The paper favors the protection of vulnerable populations, such as residents and workers with lower-incomes, those who rent, and people of color as important because they are most likely to make up core transit riders. Preserving and building affordable housing near transit would enable households to save money on both transportation and housing expenditures and contribute towards keeping the corridor affordable. By understanding the three main variables analyzed in the context of social equity, decision-makers can avoid the potential of gentrification or displacement and promote economic vitality in this and similar types of corridors that are meant to promote livability.
