In this paper, a six-storey building with an administrative consumption pattern is simulated to investigate the impact of using Double-Skin Façade (DSF), Building Integrated Photovoltaics (BIPV) and Phase-change material (PCM). Buildings have high energy consumption and these technologies are new in Iran. In this study, the proposed solutions were considered in four cities of Iran in four orientations as the representative of different climates. The payback period for using photovoltaic glass as the second skin of the building was in the form of a floor model without ventilation in the southern, western and eastern orientations about 10–11 years in Bandar Abbas, about 13–15 in Yazd, and 18.5 in the southern orientation of Rasht. The reduction in energy consumption because of adding PCM to the exterior wall of the building was less than 2% in all four climates.
