The Red River delta is known as being formerly reclaimed and densely populated. For the last 40 years, the organization of the countryside has been influenced by a series of strong policies initiated by State. Recently, the 1990s institutional situation has brought about a liberalization in farming households practices on land. The consequences of this change for cultivated land are not visible yet. But, they are for inhabited land. From a comparative study of Dao Xa village 1955's and 1993's maps of inhabited area, we first highlight major transformations such as the road opening, the densification and the extension of the village. Then, in a second step, we show, through the study of village families' genealogical registers, that some social practices of patrimonial transfer are being kept alive by households. These practices concerning patrimonial transfer are leaving their mark on village inhabited land colonization. The analysis of these observations leads us to suggest several structuring factors which may be of some influence on human settlement in the Red River delta. Lastly, we argue on a potential coming evolution of the countryside in the Red River delta.
