International audienceReal estate development and town extension have caused inner cities to grow for the past ten years. This paper develops both the positive and the negative effects of the building of apartments in the town of Nantes at the beginning of the xxie century. It shows how, although the development of new housing estates has helped increase the housing market, it has not reduced the spread of construction nor has it increased social mix.Les espaces centraux des villes se sont étendus dans la dernière décennie sous l’effet de l’expansion des agglomérations. L’article s’intéresse tout particulièrement aux promoteurs immobiliers et à leurs stratégies ainsi qu’aux effets morphologiques et sociodémographiques de leurs programmes de constructions « diffuses » et, accessoirement, situés au sein de Zones d’Aménagement Concerté. Les logements collectifs neufs construits au nord du secteur sauvegardé de Nantes ne permettent pas, aujourd’hui tout au moins, de freiner l’étalement urbain et réduisent la mixité fonctionnelle et socio-démographique. Par contre, ils augmentent globalement l’offre dans une période de tension du marché, au début des années 2000, liée à la croissance démographique nantaise
